Flex Workplace Solutions Provider Signs Lease at 112 West 34th Street

Owned by W&H Properties and supervised by Malkin Holdings, the 2010 Energy Star award-winning 112 West 34th Street has secured the flex workplace provider Regus as a new tenant. The company will be relocating from 11 Penn Plaza into 52,000 square feet of space on the 17th and 18th floors of the property in early 2012.

The 750,000-square-foot 112 West 34th Street is a 26-story, pre-war property that has Garment District roots, formerly serving as a manufacturing facility for children’s apparel. It recently received an $80 million, interior and exterior renovation that resulted in a 2010 Energy Star award from EPA. The project included a variety of energy-efficient upgrades to the building’s infrastructure, as well as new entrances at both West 33rd and 34th Streets.

The building also offers LEED-ready pre-built spaces (one of which was recently leased by Leviton Manufacturing, and noted here at gbNYC). Pre-built units at the building range in size from 4100 to 5000 square feet; W&H continues to market partial and full-floor build-to-suit spaces similar to the space leased by Regus ranging from 20,000 to 41,000 square feet. Currently, the largest contiguous block of space is 177,000 square feet.

“Those blocks were aggregated with tenants like Regus in mind,” Tony Malkin said in a press release announcing the deal. “Over time we consolidated partial, full-floor, and multi-floor blocks to accomodate tenants like Regus, which have large space requirements.”
